Tres IQS Consultancy Sdn Bhd was established on 27 September 2019 under the Companies Act 2016, and registered with the Board of Quantity Surveyors Malaysia on 4 November 2019 under the Quantity Surveyors Act 1967 as a consultant quantity surveying practice.
The practice is led by Principal Sr Lim Loon Khai. Although the company is young, its strength is a management team with more than 30 years’ experience in the construction industry.

Through design
Progressive monitoring of the cost of alternative proposals, then advice on the procurement route and contract that best meet the client’s priorities.

Proper contractual procedure and a good working rapport between all parties — avoiding disputes and delivering on time, with no compromise on cost, quality or safety.

Registered Consultant Quantity Surveyor with the Board of Quantity Surveyors Malaysia and a member of the Royal Institution of Surveyors Malaysia. 39 years in contract and commercial management for building construction, with tendering experience in China, Thailand, Indonesia, Brunei, India, Bangladesh, Sri Lanka, Singapore and Vietnam.
